Riverside Management Offers Two Service Levels For Association Management In The Boise Area:
Full Service Management & Accounting Management

Accounting Management Includes These Services:

  • Invoice & collect periodic dues
  • Invoice & collect special assessments
  • Send late notices & charge late fees
  • Payment of all expenses
  • Monthly accounting reports with current month and year-to-date information
  • Monthly budget comparisons
  • Reconcile bank accounts
  • Prepare information for tax returns
  • Prepare annual corporation report form
  • Assist with preparation of annual budgets for Board of Directors review
  • Maintain ownership/lot records including mailing addresses, phone numbers and legal descriptions
  • Ensure all contractors have adequate insurance
  • Prepare and mail Annual Meeting notices with all necessary enclosures
  • Prepare notices of CC&R violations if necessary (extra charge)
  • Have general knowledge of CC&Rs and Bylaws
  • Answer homeowner complaints and questions concerning accounts

Our Full Service Management Includes All Of The Accounting Services Plus:

  • Provide emergency 24-hour contact
  • Administer maintenance services
  • Collect bids for day-to-day maintenance services and capital improvements
  • Provide people to perform non-contracted maintenance
  • Assist in ongoing supervision of Association contractors
  • Attend monthly daytime Board Meetings held at Riverside Management
  • Attend Annual Meetings lasting 1-2 hours
  • Take roll call, verify proxies and present reports at Annual Meeting
  • Prepare all related business correspondence
  • Forward tax information to C.P.A.
  • Answer homeowner complaints and questions concerning accounts, CC&Rs and maintenance

Other Services Provided At Additional Charge:

  • File & release liens - Homeowner billed to reimburse association
  • Provide statement of accounts to mortgage lenders, title or insurance companies
  • Prepare 1099s - Prepare and mail notices for Special Meetings
  • Special mailings (newsletters, etc.)
  • Court appearances on Association’s behalf
  • Attend monthly evening Board Meetings lasting 1-2 hours
  • Record and type Board Meeting minutes if Board Secretary not present
